We talk a lot about strategic land, and indeed strategic land investment, on this blog. It is, after all, what we do – but before you take a step into the world of strategic land investment there are three key things you need to know.Whether you are investing on your own or indeed through a platform such as Intro Crowd, the world of strategic land can be a confusing place and it can be difficult to know where to start. We’ve written extensively on the subject of strategic land over the years and have a few handy articles to help you along such as “so what exactly is strategic land?” and “three things to consider when putting a site through the planning process”. Today we thought we’d round up three things you need to know before you invest in strategic land:
- Strategic land is a mid to long-term investment
If you’re looking to make a quick buck then simply put, strategic land investment is not for you. Strategic land can take anywhere from 3 – 10 years to gain planning permission – this doesn’t include the time taken to acquire the site to begin with and any time taken to secure a potential sale.
- Location is crucial
Whether investing on your own, as part of a group, or through a platform such as Intro Crowd you need to keep in mind the location of your potential site. A site located in the middle of nowhere with no existing settlement around it and bad road access is not a strategic land site – a site on the edge of an existing settlement with good road access, access to amenities and in an area with a defined need for more homes however is. - Returns are not guaranteed
Strategic land is generally considered a high-risk investment and as with any investment, you are not guaranteed to get back what you initially invested into a strategic land site.
