By now we’re all familiar with the supply and demand crisis the country’s housing market is facing. Demand for housing is far exceeding supply, particularly in inner city areas such as London where prices are so high that many are struggling to get a foot on the housing ladder.

Experts have to consider increasingly creative means by which to provide housing in these areas including modular housing and more recently rooftop homes. According to the latest report from the National Association of Estate Agents, demand from prospective buyers has increased 13% on last year across the country, and 8% since November, which puts further pressure on an already struggling market.

It's not all bad news however, as the same report states that supply was also on the rise in December increasing 20% from November. A 20% rise is a great start, however this number needs to continue rising in order for us to see a difference in the housing crisis.

While more homes are being built, it is important to ensure they are being built in the right places – the places with the higher demand for new homes including affordable and social housing, rural communities that often get overlooked, and inner city areas that may not be in key locations such as London, Birmingham or Manchester.

An increase in housing could also put increased demand on house builders to find more suitable land sites across the country.  There is currently a shortage in the number of suitable sites being put forward for residential development, and this could potentially slow the rate of construction.

Once fully funded, our Planning Team will then put the sites through the planning process, and if planning permission is granted, they will then aim to sell the sites to a house builder for residential development thus potentially increasing the provision of suitable land sites for housing.
