Can anyone invest in strategic land?

If you are looking to invest in strategic land as an individual, providing you can afford the site you’re looking at and are able to take the site through the planning process yourself, there is no reason that you couldn’t invest in strategic land.

At Intro Crowd however, we deal solely with High Net Worth and Sophisticated investors who have successfully completed our accreditation process – this is because strategic land is classified as a Non-Mainstream Pooled Investment (NMPI) and therefore has certain restrictions, which make it unsuitable for retail clients. How do you find the land sites on your platform?

We have an experienced planning team in house who source the sites that we bring to the platform. Each site must meet a set of criteria that includes: sustainable location, access to local amenities, positive future planning picture, undeveloped greenfield land.

Once we find a suitable site, we do our own due diligence before the site appears on our platform as well as arranging third party reports on the site to ensure we keep things as transparent as possible for our potential investors.

Is Intro Crowd regulated?

Intro Crowd is an Appointed Representative of Sapia Partners LLP who are directly authorised and regulated by the Financial Conduct Authority.  This means that Sapia Partners LLP and Intro Crowd have entered into a written agreement that allows them to carry out certain regulated activities. Sapia Partners LLP accepts responsibility for Intro Crowd’s compliance with the Financial Conduct Authority rules in relation to these regulated activities.
